 Privacy policy

  • These General Terms and Conditions form part of the tenancy agreement in which they have been declared applicable.

  • This Agreement shall be governed by and construed in accordance with the laws of the Kingdom of Saudi Arabia.

  • All rental contracts issued by Motoon Real Estate Company are only through (EJAR) platform, the official platform for housing contracts affiliated with the Ministry of Housing in the Kingdom of Saudi Arabia.

  • Motoon Real Estate Company has the right to change these general terms and conditions as required by the facility’s interest in accordance with current and future regulations and laws from the competent authorities. We will also notify the tenant of any changes in writing. The Tenant is bound by all future changes made by Motoon in accordance with the updated changes.

  • This Agreement constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior or contemporaneous communications, representations, or agreements, whether oral or written.

  • All notices or formal notices under this Agreement will be in writing and delivered via approved means of communication such as delivered in person or sent via our authorized email address or official telephone number.

  • Respect: Treat each other and staff with courtesy and respect. Disruptive or threatening behavior is prohibited.

Motoon Real Estate Responsibilities

  • Commitment to all current and future laws and regulations issued by the competent authorities in the Kingdom of Saudi Arabia.

  • Motoon Real Estate Company is committed to implementing the (Ejar) contract and adhering to the internal board policies to ensure the comfort and stability of the tenant.

  • Selecting appropriate tenants to create a diverse residential environment based on respect for others and friendship.

  • Ensure that all tenants adhere to housing policies and guidelines and apply internal rules and regulations to reduce the causes of disturbance and unwanted activities within the residential compound.

  • Sending letters, requests, notices, etc. through our approved and preferred means of communication for the tenant to ensure that he obtains all information regarding his contractual relationship with Motoon Real Estate Company.

  • Applying the highest health and safety procedures and precautionary measures recommended by the competent authorities.

  • Implementing preventive and periodic maintenance work to ensure the suitability and readiness of the property and the facilities for use and enjoyment.

  • Conduct emergency maintenance work and direct treatment of public and common areas within the facility.

Tenant Responsibilities

  • Commitment to all current and future laws and regulations issued by the competent authorities in the Kingdom of Saudi Arabia.

  • Payment of all financial obligations according to the agreement and schedule stated in the lease contract.

  • Receiving and delivering the residential unit in the correct manner according to the forms approved by Motoon Real Estate Company and the competent authorities.

  • All types of drugs are strictly prohibited inside the residential unit or common areas, and the tenant bears full responsibility for that.

  • Inform the property management officer of any suspicious movements occurring in the common areas or residential units to deal with the matter and inform the competent authorities if required.

  • The accommodation is intended exclusively and solely as residential accommodation, and the tenant must therefore use the unit for the same purpose.

  • The tenant must personally use the residential unit and not sublet it or allow others in without obtaining written permission from Motoon Real Estate Company.

  • The tenant must not cause disturbance to other tenants.

  • The tenant is primarily responsible for his/her visitors and ensuring that they do not disturb other tenants.

  • The tenant is obligated to pay the costs of any damages resulting from misuse within a maximum period of seven days from the date of official notification.

  • The tenant is obliged to keep the unit and the communal areas clean at all times.

  • Carrying out any commercial activity within the residential units or common areas without obtaining prior written permission from Motoon Real Estate Company and in accordance with the necessary regulations, laws, and permits issued by the competent authorities is prohibited.

In-House Tenancy Rules and Regulations

Room Handover

  • The tenant receives the unit on the date specified in the lease contract with a report proving the condition of the residential unit during receipt.

Contact Information

  • The contact information attached to these residential policies and guidelines for Motoon Real Estate Company and for the tenant are the official means of communication, and when any change occurs, the other party will be notified in writing.

Contract Duration

  • The tenant is committed to the time period specified in the lease contract, and when the delivery of the residential unit is delayed after the end of the contract, Motoon Real Estate Company has the right to charge a daily rent as it deems appropriate until the housing unit is delivered.

Payment & Installments

  • The tenant is obligated to pay the rent amount according to the schedule in the lease contract. If there is a delay exceeding 30 days from the issuance of the claim invoice, Motoon Real Estate Company has the right to request eviction of the residential unit. Any delay in issuing the claim invoice does not represent a waiver of rights.

Security Deposit

  • The security deposit is delivered to the Ejar platform, and Motoon Real Estate Company has the right to use it to cover any damages caused by the tenant's misuse or to deduct the daily rent amount for delays in unit delivery after the contract period ends.

Early Termination

  • All contracts are non-cancellable or refundable except in specific proven cases, which will be reviewed on a case-by-case basis.

Room Evacuation Request

  • The residential unit is the responsibility of the tenant from the moment it is received.

  • The tenant’s failure to pay rent within 30 days from the due date allows Motoon Real Estate Company to request eviction while retaining all financial rights.

  • If the tenant sublets the unit without obtaining written permission from Motoon Real Estate Company, eviction may be requested.

Room Responsibility

  • Any damages within the residential unit or common areas due to misuse will be repaired at the tenant’s expense.

Roommate Policies

  • The tenant must adhere to the allowed number of occupants in the residential unit.

Pets Policies

  • All pets are not allowed in the complex.

Visitors Policies

  • The tenant is obligated to disclose visitor data.

  • All visitors are under the responsibility of the tenant.

Subletting Policies

  • Subletting is strictly prohibited without obtaining written permission from Motoon Real Estate Company.

Nuisance

  • The tenant shall not cause disturbance to other tenants and must ensure that visitors also do not disturb others.

  • Commitment to rest and quiet times within the complex, which are from 00:00 AM to 8:00 PM.

  • Smoking is prohibited inside residential units, except in permitted common areas.

Communal Area Cleaning

  • The tenant must maintain the cleanliness of the residential unit and common areas at all times.
